Camley Street planning application marks next step in delivering affordable homes and local jobs for Camden
Camden Council and development partners Ballymore and Lateral submit plans to drive forward new affordable homes and jobs at Camley Street.
A planning application for the redevelopment of Camley Street, a flagship project under the Council’s ambitious Community Investment Programme, has been submitted.
The proposals set out to deliver 401 new homes, half of which will be genuinely affordable, alongside more than 350,000 sq ft of employment space expected to create over 1,000 new jobs in the industrial, life sciences, technology, digital and creative industries.
Of the new homes, 50% will be available at social rents for families on Camden’s housing register and intermediate rents for key workers, providing secure and reduced-rate housing options in the borough.
The Council has partnered with Urban Regeneration specialist Ballymore and Life Sciences Developer/Operator Lateral to deliver the Camley Street project, demonstrating how councils can work with private partners to deliver much needed homes and employment opportunities for local people.
The redevelopment sits in the Knowledge Quarter of King’s Cross, home to world-leading research and technology institutes and companies.
Job, training, apprenticeship, and work experience opportunities will be prioritised for local residents through Good Work Camden’s employment services, both during construction and once the development is complete.
The plans also aim to establish a greener, healthier, and more connected neighbourhood, with new car-free public spaces, shops, cafes, and improved pedestrian and cycling routes, supporting sustainable travel connections to King’s Cross and Camden Town.
These plans present a significant opportunity to provide Camden with hundreds of new affordable, family-sized, energy-efficient homes at Camley Street. If agreed, we will build 401 new homes through this redevelopment, of which 50% will be genuinely affordable homes for local people, ranging from one to four-bedroom high-quality homes that are desperately needed in the borough.
These proposals will also support local growth and provide over 1000 job and training opportunities that will directly benefit our residents. The life science, technology, and digital industries are booming in Camden and we want to facilitate this growth, but more crucially, we want to ensure our residents have access to the jobs created by them. This includes placements for school children and creating apprenticeships and training, so that residents growing up in the borough have clear and varied pathway into these jobs.
For almost five years, we’ve been engaging with local communities and businesses to create a shared vision for Camley Street. The scheme also delivers on many of the asks of the Neighbourhood Forum, including ensuring there is more affordable housing and a variety of businesses in the area so we are confident that the plans we have drawn up alongside our development partners Ballymore and Lateral align with the aspirations and needs of local people.
The whole team has been working incredibly hard on the finer detail of these proposals since we were appointed as the Council’s development partner. The scheme is testament to the incredible working relationship we have rapidly formed and will create a successful new neighbourhood that brings benefits to existing as well as future residents.

Since 2020, Camden Council – and now in partnership with Ballymore Lateral – has focused on meaningful community engagement to ensure local voices shape proposals.
To build on this, Ballymore Lateral has created a £1 million Community Fund to be invested locally over the next ten years. A new on-site hub will be open as a place for information, conversation, and community activities, helping residents stay involved and connected at every stage.
The project is brought forward through two complementary planning applications covering new homes, affordable workspace, and life sciences employment space. A decision on the application is expected at a planning committee in early 2026, with work to begin in the new year if approved. Subject to consent, new homes are anticipated to be delivered by 2030.
