Camden Council adopts Regis Road Area Guidance marking a new future for Kentish Town
Camden Council has approved guidance for the Regis Road area in Kentish Town, setting out how the area will develop in the coming years.
The adoption of the Regis Road Area Guidance marks a significant milestone for Kentish Town, paving the way for a vibrant, mixed-use neighbourhood that will benefit generations to come.
This document will serve as a key consideration in the council's evaluation of any future planning applications, building and improvements in the area.
Currently designated as low-density land, the Regis Road area presents a fantastic opportunity to make more efficient use of this location and provide new homes through redevelopment.
The newly adopted guidance outlines a vision for a sustainable, safe, and innovative neighbourhood that champions zero-carbon principles, respects local history, and seamlessly integrates with surrounding residential areas.

The guidance focuses on ensuring that the Regis Road area remains a hub for business and employment while delivering new and affordable homes. The plan also prioritises essential infrastructure improvements, enhanced community and green spaces, and pedestrian-friendly development.
Residents will benefit from a more connected neighbourhood linking the surrounding neighbourhoods of Kentish Town, Gospel Oak and Dartmouth Park. It will also improve access to services and amenities, while businesses will thrive in a revitalised area.
The guidance was developed and updated following a comprehensive public consultation in November and December 2024. This included an online Commonplace page, a physical exhibition at Kentish Town Library, and a series of drop-in events, ensuring residents’ voices were heard and incorporated.
Last year, Camden Council partnered with Yoo Capital, a developer, to help bring forward regeneration in the area, including a proposed Camden Film Quarter. These plans were shared with the public, and feedback was gathered with Yoo Capital subsequently sharing a Masterplan Vision to Camden.
Yoo Capital is aiming to submit planning permission for the district this year, with their plans featuring education facilities in partnership with the National Film and Television School and the London Screen Academy. This is alongside plans for public green spaces, cycle and pedestrian pathways and wider infrastructure.
The Regis Road Area Guidance draws on relevant aspects of Yoo Capital's Masterplan Vision, as well as providing further detail for a future mixed-use neighbourhood. It also reflects changes in the area since the Kentish Town Planning Framework (KTPF) was adopted in July 2020. The guidance is an addendum to the KTPF and builds on the principles and objectives of this. This includes things like who owns different pieces of land and new local and national planning rules.
The council wants to keep Regis Road as a place for businesses and jobs, while also building more homes. The Regis Road Area Guidance will play a crucial role in shaping the future of this important part of Kentish Town, ensuring that development aligns with the needs and aspirations of the local community.
