Friday 22 March 2019 – The latest news and updates from the Chalcots Estate

Asbestos surveys

  • The council has completed a wide range of fire stopping works and has made good progress with the checks and works within your homes. Thank you to all residents who have given access so far.
  • However, there are still number of flats where we still need access to complete the asbestos surveys and internal fire stopping works. If you haven’t booked an appointment for your asbestos survey or given access for fire stopping checks, please contact your RLO as soon as possible.
  • If you have had an asbestos survey but you have not received or returned your signed API form, or you have any questions about the survey, contact your RLO – all contact details are on posters in your block.

  • The current Wates staff who have been carrying out general fire stopping works will leave site soon to make room for the new team who will be replacing the cladding and curtain wall. The fire stopping work will continue and will be coordinated by staff at the council’s Jamestown Road office.
  • Soon we will be introducing the new RLOs. We will be holding events to formally introduce them to you and we will let you know more about these events in the coming weeks.

Burnham parking update

  • While works have been ongoing, the Burnham parking bay has been suspended between 7.30am and 6pm from Monday to Friday to allow contractors’ vehicles to access the estate.
  • In the Chalcots Works Group meeting, the TRA asked for the restrictions on the Burnham suspended parking bay to be reduced. Following feedback from residents and discussion with Wates, we are pleased to let you know that while we have fewer contractors onsite, for the next couple of months the suspension has been relaxed and is only in operation between 7.30am and 4pm, Monday to Friday.
  • Outside of these times please always check the signs in place before you park – the table below shows when the bay is available for use:

Window safety

  • You may remember that last year metal cables were fitted to the outside of your windows to act as a safety restraint should the hinges become damaged in high winds.
  • In recent windy weather an open window at Taplow was caught by the wind and pulled off its hinges but the cables prevented it from falling.
  • While the cables help to prevent accidents, for the safety of everyone please always ensure all windows are closed during high winds and please do not open your windows beyond their restrictors.

Update on CCTV repairs

  • We carried out a full survey of the CCTV on the estate which has shown that a small number of cameras across the estate needed to be repaired or replaced.
  • So far we have fixed the two lift cameras that were broken. Over the next few weeks we will repair, replace and bring the remaining cameras back online. This will allow us to understand issues, intervene and provide evidence to the police. We will keep you informed of progress in future newsletters.

Repair responsibilities

  • We have had a number of queries about the repairs that the council carries out and repairs that are the responsibility of tenants. This is because the approach that Rydon took to repairs is slightly different to the approach that the council takes across all of its homes.
  • A detailed list of the council’s repair responsibilities are in the tenants guide at camden.gov.uk/tenantsguide If you do not have access to the internet you can request a copy from your housing officer.
  • To help provide a consistent service to Chalcots residents, the council’s repairs team will also carry out the following repairs on the Chalcots Estate:

                    - fluorescent lights in the kitchen and bathroom

                    - repairs to kitchen doors and cabinets

                    - unblocking sinks (providing that the tenant has made initial attempts to remove the blockage).

This is a transitional arrangement and we will review the above approach with the repairs team and the Chalcots Works Group over the coming months. If changes are made we will update you.

 

The Chalcots Works Group is held at the estate with TRA reps, councillors and council officers in attendance and is chaired by a TRA rep. They meet regularly to discuss works matters on the estate.
